CCSI

CCSI serves our condominium and property owners associations and their residents as John’s Island exclusive, in-house management company.  From time to time the question arises: “What does CCSI actually do for us and what are we paying for?”  This newsletter is to serve as an overview of the operation of CCSI and its many benefits.  We would encourage you to share this newsletter with your Board Members and Unit Owners!

History:  CCSI was created in 1975 by John’s Island residents as a not for profit Florida Corporation for the express purpose of providing maintenance and superintendent management services for the condominium and property owners association buildings and grounds.

Management and Staffing: CCSI is managed by the Office of President. The three co-presidents who manage CCSI are elected annually by the CCSI Board of Directors.   The three Association Presidents volunteer their time to oversee the organization.  Professional staff includes the General Manager, two Community Association Managers (CAM), Director of Resident Services/Office Manager, 19 Superintendents and two Administrative Specialists.  The managers are on call 24/7 for emergencies.

Location: The on-site, in-house location of CCSI allows board members and residents immediate access to assistance.  The office is located at the south east gate, 1 Turtle Beach Road, Vero Beach, Florida 32963.

Representation: Each JI association that is a member of CCSI is represented on the CCSI Board of Directors.  The association representative attends all CCSI board meetings.  These meetings are always open to unit owners who wish to attend.  Individual association board presidents and their directors are always free to interact with CCSI management and staff to insure their association and unit owners are receiving the highest level of service.  Advice and suggestions on how we might improve CCSI are welcome and invited.

With the majority CCSI’s members also being John’s Island Club members we ask everyone to embrace the John’s Island Club Philosophy.  The philosophy, stated below, is especially fitting for those of us who live in such close proximity to our neighbors.   

John’s Island has always been a sanctuary from the hustle and bustle of every-day life. Members have always chosen diplomacy to resolve any concerns between Members.

We have chosen to come to John’s Island, our private Club, a treasure of natural beauty; a wonderful collection of superb facilities and multiple activities; a place to relax and enjoy the companionship of close friends and many Member acquaintances.

To achieve, maintain and receive these benefits we must be compatible with the objectives of others, and we all must be willing to carry the responsibilities both tangible and intangibles of our own wishes, activities and objectives, as well as those of others, and of the community as a whole.

To achieve our goals, Members, families, and guests must commit to these principles of harmony and respect for the needs and rights, not just ourselves, but of others and our Club.
